Perform

To perform under a contract, or performance of a contract, means that a party acts according to his obligations pursuant to an agreement.  For example, if a party agrees in a contract to build a house for a client, performance of the contract means building the house.  To fail to perform as required by a contract means to not do what one was required to do according to an agreement.
